Part 1 - Details

No.1 (Fuchsia) & No.6 (Azalea) - Sleeps 5

Detached bungalows, with four bedrooms each accommodating five people. Fuchsia has laminate flooring in the lounge, Azalea carpet.  Both have thermostatically controlled electric heaters in the lounge

No.2 (Hibiscus), Sleeps 4

Semi-detached bungalow with 3 bedrooms, 2 double beds and one single.  Lounge equipped and sized for 4 guests. Lounge heating - thermostatically controlled electric heater. Lounge flooring is laminate

No.3 (Camellia), No.4 (Begonia) & No.5 (Clematis) - Sleeps 4

Semi-detached bungalows each with 3 bedrooms - One Double bed,  twin bedroom , single bedroom. Lounge equipped and sized for 4 guests. Lounge heating - thermostatically controlled electric heater. Lounge flooring is carpet

Clematis is Pet Free

In general, all cottages are very similar in design, decor and furniture.

We pride ourselves in offering well equiped, clean, quiet family friendly holiday homes in a beautiful corner of North Devon.

Bedding - Beds are made up on arrival. All bedlinen, bath, hand towels and tea towels are provided.

Please bring your own beach towels.

Kitchen - The galley kitchen should be well equipped for all your needs. Microwave, cooker, fridge with small freezer (ice) compartment.

Bathroom - Each bathroom has a shower over the bath, toilet and basin, There is one bathroom per bungalow

Cleaning Materials – Washing up liquid and basic cleaning materials for kitchen and bathroom are provided.

Laundry - There is a laundry room within Spreacombe Gardens with automatic washing machines and a tumble dryer for the use of all guests without charge. There are also extensive clothes lines to all holiday cottages.

Location - Spreacombe Gardens is 9 miles from Barnstaple, the main town in North Devon and just over 2 miles from Knowle, our nearest village with village store, Post Office service & Pub. The nearest beach of Woolacombe is just under 4 miles and we actually sit in Woolacombe and Mortehoe parish. The six bungalows are in a rural location on the 400 acre Spreacombe Estate.

Pre-arrival

The location of the Estate is on the website but all guests are sent arrival details which include detailed driving instructions and where to locate the key.

The nearest train station is Barnstaple, however if you are already here with a car and another member is travelling from further away then Tiverton Parkway has better connections to the railway network. The journey from Spreacombe to Tiverton takes about 60 minutes depending on traffic.

From Barnstaple there is a regular bus service to Ilfracombe, the nearest bus stop is at Heddon Mills crossroads, which is a mile and half from Spreacombe.  For up to date North Devon public transport information, contact 0845 6001420

Arrival and Car Park Facilities

Each of the 6 bungalows has 2 private parking spaces. Please note that number 5, Clematis, has a steep driveway. Our arrival times are published in our Terms and Conditions. The owners are resident at Spreacombe and contact numbers are provided. You may get a welcome text / visit and we are definitely available for questions / issues.

Main Entrance

Each property has its own front door and side door and is self-contained.  All properties have at least one step to enter the main door (please see the accessibility guide for specific accessibility details).

External Communal Areas

Each bungalow has a grassed area by its living room window and private picnic table and outdoor bench. These areas are not enclosed.

There is also a larger shared grassed area appropriate for ball games, small sand pit and swings. Small children need to be supervised while playing.

Pubs & Restaurants

The nearest pub is 1 ½ miles away in the village of Knowle. It is not recommended to walk to this due to the nature of the unfootpathed, busy road. There is a folder of information on eating out in the cottage.

Braunton, Ilfracombe & Barnstaple have a wide selection of restaurants and cafes.

Outdoor Facilities

We are happy for our guests to walk around the wood land and meadows on the estate. It can be muddy and uneven so stout shoes or wellies are essential for walking. When using bicycles, for safety, we recommend travelling to Braunton with a cycle rack then exploring the level Tarka Trail to Barnstaple and further afield from there.

Animal and Birdlife

The walks may take visitors through fields with stock. We ask that the normal countryside code is adhered to and in particular dogs are controlled near to animals and gates left as you find them.

Pregnant women should not touch sheep or lambs.

We are a working farm and whilst visitors are welcome to enjoy the farm they do so at their own risk and must take sensible precautions.

Peacocks

These look tame and may wander near your property but they are strong, wild birds and no attempt should be made to touch them.

Drive to Barnstaple via Braunton, as you come into Barnstaple turn left at the 3rd set of traffic lights then left again at the next set of lights. NDDH is situated at the top of the hill at the next set of lights (turn right).

Part 2 - Full Terms and Conditions (updated Feb 2021)

Full payment must be sent when booking is made less than 6 weeks* before date of arrival, otherwise a deposit should be made at the time of booking and the full money paid 6 weeks prior to the date of arrival.  All money should be paid before commencement of the holiday.  (*Please note if the Covid climate is uncertain I may ask for the money later than 6 weeks)

The opening up of the economy following the COVID-19 outbreak is being supported by NHS Test and Trace. Spreacombe Gardens will assist this service by keeping a temporary record of all customers and visitors for 21 days and will assist NHS Test and Trace with requests for that data if needed. 

In line with the Government guidelines guests should not arrive at Spreacombe if any of the party are showing symptoms of Covid 19 or if they are self-isolating or from a tier that restricts travel.  If guests are unable to come to Spreacombe, due to Covid 19, a full refund will be given (or the money can be rolled into another holiday). In the case of a multiple cottage booking, any refund decision will be based on a “cottage by cottage” basis not for the whole party.

All activities at Spreacombe (including indoor gatherings) should be in line with the Government Guidelines of the time of your visit.  We would like to remind guests to follow the Government Guidelines with respect to handwashing and sanitisation.  Rules regarding use of our shared spaces, (laundry room and children’s play area) will be dependant on the Covid situation at the time of your visit. (in 2020 we had the laundry room cleaned and open by request)

Guests showing signs of C-19 whilst staying a Spreacombe are required to immediately call 119 to arrange for a local test. (our postcode is EX33 1JA).  The result of this test must be shown to the Spreacombe Management Team (By photograph). If positive then the guest must immediately leave if this is reasonably possible. If for any reason that it is not, and self-isolation is required to take place at Spreacombe, then all fees for all bookings affected by this self-isolation will be borne by the guest.

PRICES

The price of the accommodation includes the following:
Electricity, Linen, Cleaning, Hot water, Central heating, VAT where applicable and all booking costs.

PETS

Well behaved pets (maximum of two) are permitted BY PRIOR ARRANGEMENT at the cost listed above.

Cancellation and Insurance:  (excluding Covid Lockdowns)

Once you have booked your holiday, our agreement is a legal contract and your deposit is non-refundable.  If for whatever reason you cannot take your holiday and the booking cannot be re-let, you are still liable to pay for the booking in full, even we have not yet received your balance.  If we do succeed in re-letting the booking, you are no longer liable for the balance, or we will refund it to you if you have already paid it, less a small administration fee.  Please note that your deposit is not refundable under any circumstances.  For this reason we strongly recommend that you take out cancellation insurance, which is inexpensive and can be obtained from any good broker.

Non-availability of Accommodation:

We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control.  We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by your for the holiday.  Our liability would not extend beyond this refund.

Arrival:

Your accommodation will be available to you from 3pm on the day of arrival, unless otherwise arranged.  Please try not to arrive earlier as we will still be busy preparing your accommodation, and will not be available to welcome you.

Departure:

Please be ready to leave the accommodation by 10am on the day of departure, unless otherwise arranged. Please try to leave the accommodation as clean as possible.  If you have made use of any further service for which payment has not been made during your holiday, we will provide you with an invoice which is payable on departure.

Damages and Breakages:

Please take care with our properties.  You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents.  Please report these as soon as they occur.  We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant, and we may make an additional charge if you did not report this.

Issues with your property:

In the unlikely event that your property is not as you would have expected, please raise any issues with the owners (or their representatives) as soon as these issues are noticed/occur, showing them the issue / omission ideally physically and definitely with photographic evidence. This is in both our interests to enable you to have a great holiday and for us to maintain our confidence in our product and staff and feedback to staff as appropriate. Errors or omissions cannot be rectified after your departure or nor complaints adequately dealt with without sufficient proof.

Liability:

We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.

Data:

Any data collected during the course of this booking may be kept on securely computer or on paper file. It will be kept strictly for the purpose of this transaction and will not be given to any third party.  To see our full privacy policy please look on our website.
